We will rent to family groups and responsible adults over the age of 21 only. Any use of the home for purposes other than family vacations must be addressed at the time of the reservation.  DEPOSITS: One half of the rent is required to hold a reservation. The balance is to be paid 45 days prior to occupancy.

PAYMENT METHODS:Cash, Travelers Checks, Money Orders, Master Card, Visa, or Cashier Checks. Personal checks will not be accepted 30 days before occupancy.

CANCELLATIONS:There is a no cancellation policy 60 days prior to your arrival and no refunds will be issued. If it is necessary to cancel your reservations prior to 60 days before your arrival we will make every effort to rent the home for the time specified. If the house is re-rented you will receive your deposit minus 20% of the purchase price.

If you anticipate any problems we suggest that you purchase a travelers insurance policy. THERE ARE NO EXCEPTIONS TO THIS POLICY.

2008 Season

Premium Season: Memorial Day, 4th of July, and Labor Day. Additional $1000 above High Season rate
High Season: May 16th - August 8th
Mid Season: April 18th - May 16th & August 8th - October 31st
Low Season: November 1st - February 21nd**(Excluding) Thanksgiving, Christmas, & New Years)
Spring Break: February 21st - April 18th: High Season

Weddings

We do allow weddings while renting some of our properties, however some conditions apply:

We only rent for the weekly fee that is the normal season rate, no special pricing will apply.

There is a surcharge that is added to the house to offset the wear and tear on the house as well as extra utilities and liability.

The amount of those charges will vary depending on the amount of guest that will attend the wedding.

Hot Deals are sometimes lower than Low season rates and are placed on the site about three weeks prior to the time

SEVERE WEATHER POLICY: CANCELLATIONS OR EARLY DEPARTURES DUE TO INCLEMENT WEATHER DO NOT WARRANT ANY REFUND.   THIS INCLUDES HURRICANES.  PLEASE PURCHASE TRAVEL INSURANCE FROM YOUR INSURANCE COMPANY. CHECKING IN: Please plan to arrive at or after 4 PM. Do not purchase your perishable groceries in anticipation of an early check-in.

CHECK-OUT: 10:00 AM on Saturday. In order to prepare the home for the arriving guest we must enforce this strictly. There will be a $50 penalty for the first 30 minutes and $1 per minute for each minute after that. There will be a $5 charge for lost keys.

When you leave WE ASK THAT YOU:

  • Close all windows and doors.
  • Dispose of all trash in proper outside containers.
  • Leave kitchen items (dishes, cook ware, etc.) clean and returned to their proper place.
  • Strip all bedding and place in the laundry area.
  • Start the first load of laundry.
  • Police the outside to make sure that you have picked up any trash or personal belonging.
  • Make sure that you have not left any personal items in the rental property.
  • Check all closets, drawers and behind/under furniture for lost items. Please leave the property in a clean and orderly condition.
  • Make sure that air conditioning units are not left running at inappropriate temperatures.

PETS: Some of our homes are pet friendly. When making reservations it is imperative that you let us know that you will be bringing a pet. If you are staying in a pet friendly home we do require a $250 non-refundable deposit for each pet that you bring. You are also required to remove any evidence of a pet such as droppings and hair.

LOST AND FOUND: We are not responsible for items left in the houses. When we return items it will be at our convenience and your expense.

REPAIRS: We make every effort to complete routine maintenance before your arrival. However, service related problems do occur. In the event that they do, please notify our office immediately. All problems will be corrected as soon as possible. Priority is given to plumbing, electrical and air conditioning. No refund or rate adjustment will be made for mechanical failure.

DAMAGES: Each unit is inspected prior to and immediately after each guest stay. Damages to the premises during your stay will be repaired at a cost to the registered guest. Excessive cleaning will be considered damages, as well as furniture that has been moved from its original spot. We reserve the right to apply the damage deposit to offset expenses and administrative fees.

Smoking is strictly prohibited inside the unit. You will be charged a  damage deposit of $500 so that we can have the home professionally filtered if we find evidence of smoking in any of our homes.

LOCKOUTS: It is important for you to keep track of your room keys. Lockouts after business hours incur a $25 fee.
